Tasmania’s property and infrastructure landscape is evolving.

With almost $40 billion of infrastructure investment in the pipeline, Tasmania is experiencing significant public and private investment. At the same time, continued pressure on housing supply is leading property owners to consider how existing assets can be repositioned, redeveloped or brought to market.

SEMZ is working with a range of clients across Tasmania on Property Advisory and Project Management engagements, from early property strategy and options analysis through to implementation and delivery.

In Launceston, SEMZ has supported the City of Launceston on the future of the strategically important Birchalls property. Our involvement has spanned options analysis and feasibility, assessment of highest and best use, development market testing through a competitive EOI process, preferred development partner selection and commercial structuring.

Following the selection of a preferred development partner, SEMZ’s role has continued into development contract and project management, supporting Council through the next phase of the redevelopment.

In Warrane, SEMZ has worked with genU to assess the future of a purpose-built residential disability support facility. Our team evaluated a broad range of options, combining property strategy, market research and financial feasibility with operational, stakeholder and risk considerations. This work provided genU with a clear recommended pathway and actionable next steps for the property.

SEMZ has also provided Hobart City Council with strategic property advisory services, bringing together property, development, financial and commercial analysis to assess potential accommodation options against Council’s broader strategic, operational and community objectives.

While each engagement is different, together they reflect the changing nature of Tasmania’s property landscape and the increasingly complex decisions facing property owners.

As investment continues and organisations consider the future of existing assets, early decisions around property strategy, feasibility, commercial structure and delivery pathways will play an important role in shaping successful outcomes.

Our work across Launceston, Hobart and Warrane reflects the breadth of property decisions currently being considered across Tasmania, from the future use of existing assets through to redevelopment, market engagement and implementation.
