JON PURCELL
DIRECTOR

The SEMZ Property Advisory team is headed by Jon Purcell. Jon has more than 20 years’ experience in the property and construction industry. This includes Director-level roles in professional services firms (Real Estate Advisory) and as part of the management team at Equiset Grollo Group.

As Development Director and Construction Manager at Equiset Grollo Group, Jon was responsible for the origination, procurement and delivery of residential, commercial, institutional, complex mixed-use development and construction projects.

Jon holds a Master of Business (Property) from RMIT University and a Bachelor of Building and Bachelor of Planning and Design from the University of Melbourne.

KEN SANTAMARIA
DIRECTOR

The Project Management division is headed by Ken Santamaria. Ken has local and international experience as a town planner, construction manager, business analyst and project manager.

He has been in the property and construction industry for more than 20 years.  Ken is a natural leader who is an elite communicator and experienced negotiator.  His breadth of professional experience and technical knowledge, combined with his collaborative approach, ensures a balanced and pragmatic ethos to project delivery that transcends throughout the SEMZ team.

Alister Oldham
Principal / SEMZ Advisory Team

Alister is a senior appointment at SEMZ. A Certified Practising Planner with a Bachelor of Environmental Planning, he brings 14 years of private and public sector property development expertise to his role. His skills in both financial and performance delivery-driven projects span across planning, acquisition, development and construction. He has worked on projects nationally with the likes of Ipswich City Council, Watsons Pty Ltd, Aspen Group Limited (ASX:APZ), Synergy Living/Hermitage Homes as well as run his own private consulting company – Mahdlo Consulting Pty Ltd. Alister’s skills have been developed across projects for infrastructure, residential construction, infill & greenfield subdivisions, financial feasibility for acquisition, development and investment.

Renowned for his successful stakeholder negotiation, issues resolution capability, strategic thinking and communication skills, Alister leads the SEMZ Property Advisory team in major joint venture projects, mentoring younger members of the team and contributing to new business development.

Karina Eppelstun
Senior Associate

A senior member of the SEMZ with over 14 years’ experience in the property industry.  With a Masters qualification in Property, Karina is a highly motivated and results driven individual with a strong background in mixed use land and property development.  This ranges from the development of single dwellings, townhouses and low rise apartments through to large scale master planned developments.  More recent experience has also involved commercial, retail and community developments.

Most recently Karina has been the Senior Associate at SEMZ in the management and procurement of a structured Development Agreement arrangement for the Melbourne CBD $450m Wesley Lonsdale Street commercial/mixed use development with a private sector developer.

 
 

Juliana Su
Assistant Development Manager

Juliana joined SEMZ in 2018 with over 5 years’ experience providing valuations and advisory work in the residential development space, specialising in built-form projects and land sub-divisions. She is familiar with project feasibility analysis and has a comprehensive understanding of the Victorian Planning Provisions.

As an Assistant Development Manager, Juliana’s key focus is to provide support to SEMZ Development Managers and Project Managers through the full development cycle of projects.  Her role includes, but is not limited to; liaising with internal and external stakeholders, managing consultants, developing project budgets, briefs and business plans and preparing presentation documents.

Juliana holds a Certificate IV in Property Services (Real Estate) with the Real Estate Institute of Victoria (REIV) and is a Certified Practicing Valuer accredited with the Australian Property Institute (API).

 

Stuart Whiteroad
Senior Project Manager

With 15 years experience in Client and Contractor side project delivery roles, Stuart brings a high level of both management and technical knowledge to his role as Senior Project Manager.

Stuart’s extensive contractor side experience positions him well to bring a balanced and highly informed perspective throughout all elements of a project from contract negotiation to budget, programming and construction build-ability.

Stuart is a highly motivated professional with a passion for the construction industry. He is client focused and has a personal approach to project delivery.

Stuart holds a Bachelor of Construction Management.

 
 

Tom Warne
Senior Project Manager

Tom is a registered architect who has a strong back ground in retail project delivery. It is this perfect mix of interpersonal skills and detailed technical construction knowledge that enables Tom to excel as a client side project manager.

Between 2013 – 2016, Tom was employed as the Project Architect / Superintendent on the $15M St Agnes Shopping Centre (SA) expansion.  As the Project Architect / Project Manager, Tom was responsible for leading the design coordination, understanding and implementation of relevant codes and standards, coordination of the tenancy fit outs, programming and quality control of the works.  Tom’s attention to detail and tenacity in ensuring other team members completed actions within the project timeframes was a key reason the project was delivered on program.

Tom graduated with a Masters in Architecture and soon discovered his passion for developing and delivering construction projects.  Tom started his career in the industry with Cox Architects and then moved to Hardy Milazzo Architects before joining SEMZ in 2016.

Tom has a strong background in design and provides a well-rounded knowledge in all areas of the industry and is able to provide invaluable advice resolving detail and coordination of design issues.

 

 

Tyson Kruse
Associate / SEMZ Advisory Team

Tyson is a graduate of Bond University where he obtained his Bachelor of Property and Sustainable Development (majoring in Urban Development). Having undertaken a cadetship with Amalgamated Property Group through his University years, Tyson acquired vital hands-on experience working on large construction projects including high rise mixed use developments (Sierra Grand, QLD) and luxury residential apartments (Element, QLD).

During his time at SEMZ, Tyson has been exposed to and successfully managed residential townhouse developments and subdivisions. He has also project managed commercial refurbishments and assisted in an asset disposal program with a value of $77m. He provides in-depth options analysis reports and has developed his skill set particularly in the areas of project management, tender management, cost control, project delivery and stakeholder management.

 
 

Sarah Tozer
Senior Development Manager

Sarah join’s SEMZ with a diverse and non traditional background. Having worked in the construction industry for 22 years, Sarah’s skill set has been built upon her Carpentry & Joinery qualification. Spending time working both on domestic and commercial projects ‘on the tools’, Sarah moved into commercial construction 15 years ago working as a Construction Manager in Canberra on a range of projects from Commercial Office, Education and bespoke high end Residential projects. Bringing her in depth construction, planning and negotiating skills to the table Sarah moved into a Project Management role working with a highly regarded Tier 1 builder across Retail, Commercial Office and Federal Government Projects ranging in value from $60M to $640M and is well versed in a variety of contract forms.

Making the move to Melbourne in 2012, Sarah focused her career in the design and development space working with leading developers, designers, blue chip tenants and financiers in both the Commercial Office and Residential Apartment and Townhouse space on projects ranging from $80M to $1B including master planning, heritage approvals, environmental management and planning approvals. She is well versed in project life cycles from acquisition to construction completion including preparation of development agreements, agreements for lease and construction contracts.

Sarah adopts an open communication and management approach where she demonstrates strategic thinking, exemplary planning and superior management of risks and opportunities early in the process at all stages of development and construction.

Tom Haylock
Project Manager

Tom has a Bachelor of Design Studies and a Masters of Architecture for the University of Adelaide.  Prior to joining SEMZ, Tom worked at the Melbourne office of Woods Bagot and developed his skills in the architectural design, design coordination and project delivery. Tom has vast experience working on an array of major commercial projects including Collins Square ($2B), the Victoria Police Complex ($40M), Monash Health Translation Precinct and 356 Collins Street. During this time, he established his love and passion for delivering projects at a high level and building relationships within the industry.

With his background of design and technical construction, Tom brings a well-rounded skillset to his role as a client side Project Manager.

 

 

 
 

Alex Wu
Project Manager

Alex graduated with a Bachelor of Commerce and Bachelor of Property from the University of Auckland, New Zealand. During his time as a Property Manager he discovered his passion for delivering construction projects which led him to further his education in Construction Management and Quantity Surveying.

Alex relocated to Melbourne in 2015 and joined the SEMZ Property Advisory & Project Management in late 2017.

Alex has ten years’ experience working in the construction industry (in both Australia and New Zealand) and has demonstrated significant abilities in stakeholder management, design development and construction management.

Alex is program and outcome focused, demonstrated by the successful delivery of a vast array of projects, ranging from new builds to fitouts and refurbishments.

Alex delivers a mature and sound approach to his role as a client‐side Project Manager and ensures a very systematic and thorough approach is employed with project delivery.

Melanie Santamaria
Marketing and Quality Manager

Melanie holds a Bachelor of Business with Marketing and Human Resources Honours, and is currently undertaking a Graduate Certificate in Higher Education Teaching and Learning.

With over 11 years’ experience in Marketing and National Account Management at companies including L’Oreal Australia and Nestle Australia, Melanie is experienced with managing multi-million dollar accounts within a fast paced work environment.

Over recent years, Melanie has utilised this industry experience to contribute to the Higher Education sector as a Lecturer and Tutor in Marketing and Advertising at Swinburne University Hawthorn, Swinburne Online and Open Universities Australia.

Working with the SEMZ team since 2015 as a Consultant, Melanie brings a structured approach to Business Development and Marketing and has played a key role in the SEMZ successful acquisition of ISO 9001 accreditation.

 

 
 

Emma Fellows
Executive Assistant/Office Manager

Emma has over 7 years’ of experience across Sales, Marketing and Administration in multiple industries including Hospitality, Recruitment and Property across the UK and Australia. Having previously worked in roles with high profile companies, leading in their industry.

Emma holds a BA hons in Business, Diploma in Business and Certificate in Marketing. Emma is an essential part of the SEMZ team providing Executive Assistant to the two directors, Jon Purcell and Ken Santamaria, as well as key duties within Accounts, Marketing and Administration.

Declan Cashin
Assistant Project Manager

Declan came to SEMZ, having recently graduated from Deakin University with a double degree in Construction Management and Design Architecture which he completed with honours.

With his strong interest in project management and architectural design, Declan hopes to rapidly expand his construction experiences and knowledge by closely following the Project Management team at SEMZ. Declan has been appointed to work on upcoming projects such as the Chesterville Road Apartments, Jean St Houses and the redevelopment of the Bendigo Kangan Institute. Supported by his previous management experience, his on-site work experience and his multidisciplinary education, we are excited to have Declan join the team.

 
 

Dominic Tan
Project Manager

Dominic graduated from the University of Melbourne with a Bachelor of Commerce and Bachelor of Civil Engineering(Honours). He is a young and dynamic professional who prides himself in his relentless work ethic and ever growing project management skill set.

Dominic’s passion lies in construction and client side project management. His approach is simple: Client focused and Results driven.

Prior to joining SEMZ, Dominic has had experiences in both Project Engineering and Project Management consultancy organisations throughout his career. Dominic brings to SEMZ an extensive understanding of structural works and on site construction processes.  With his keen initiative for Project Management, Dominic looks forward to deliver successful projects under SEMZ PM.

Jack Harris
Assistant Project Manager

Jack is con-currently completing his bachelor’s degree at Deakin University with a double degree in Commerce and Property Real Estate while he works in the property advisory and project management groups of SEMZ.

He provides broad support to the business across SEMZ’s end to end delivery model. He hopes to significantly expand his knowledge in construction and market analysis and project feasibility by working alongside both the Project Management and Advisory teams at SEMZ.
